Our fee includes:
- Initial FREE Rent Appraisal and advice on market value and legal obligations
- Advice on any refurbishment or improvements required
- Advice on Non Resident Landlord Tax status and HMRC registration (if applicable)
- Advertising on our website and online portals
- Erect a To Let board at the property
- Attend viewings with prospective Tenants
- Full profile referencing including Right to Rent checks via third party agency
- Ensure compliance with statutory provisions and letting consents
- Arrange Gas Safety Certificate and Energy Performance Certificate
- Prepare Assured Shorthold Tenancy Agreement and Prescribed Information
- Issue How To Rent Booklet, DPS Guide, valid EPC and Gas Safety Certificate
- Collect move-in funds from Tenant
- Arrange Standing Order Mandate to Landlord's nominated bank account
- Release keys to the property
- Register Tenant's Deposit with the Deposit Protection Scheme

- Instruct contractors and pay invoices from rents received
- We do not add any commission to the Contractor's Invoices. They are as per the Contractor Invoice. NO COMMISSION ADDED
- Take all meter readings on tenancy commencement
