Our fee includes:
- Initial FREE Rent Appraisal and advice on market value and legal obligations
- Advice on any refurbishment or improvements required
- Advice on Non Resident Landlord Tax status and HMRC registration (if applicable)
- Advertising on our website and online portals
- Erect a To Let board at the property
- Attend viewings with prospective Tenants
- Full profile referencing including Right to Rent checks via third party agency
- Ensure compliance with statutory provisions and letting consents
- Arrange Gas Safety Certificate and Energy Performance Certificate
- Prepare Assured Periodic Tenancy Agreement and Prescribed Information
- Issue DPS Guide, valid EPC and Gas Safety Certificate
- Collect move-in funds from Tenant
- Arrange Standing Order Mandate to Landlord's nominated bank account
- Release keys to the property
- Register Tenant's Deposit with the Deposit Protection Scheme

Includes everything in Let Only, plus:
- Collect monthly rents into Clients Account — transfer within 24 hours of receipt
- At least 2 interim property inspections per year
- Written inspection reports with photographic evidence
- Manage repairs and maintenance — at least 2 estimates from contractors
- Instruct contractors and pay invoices from rents received
- We do not add any commission to the Contractor's Invoices. They are as per the Contractor Invoice. NO COMMISSION ADDED
- Take all meter readings on tenancy commencement

How much does Full Management cost?
Full Management is 12% of monthly rent collected with no set-up fee and no VAT. This includes everything in Let Only plus rent collection transferred within 24 hours, at least 2 property inspections per year with written reports, maintenance management, contractor instruction, professional Schedule of Condition, annual rent reviews, and end of tenancy deposit release.
Does Just Lettings add commission to contractor invoices?
No. Just Lettings does not add any commission to contractor invoices. Contractor charges are passed through at cost exactly as per the contractor's invoice.
Is there a charge for tenancy renewals?
No. Tenancy renewals are free of charge with Just Lettings. There is no fee for renewing or extending a tenancy agreement.
Does Just Lettings charge VAT on fees?
No. Just Lettings does not charge VAT on any of its fees. The Let Only fee of 100% of first month's rent and the Full Management fee of 12% are both VAT-free, making them genuinely competitive compared to agents who quote lower percentages but add 20% VAT.
