PROPERTY MANAGEMENT SERVICES OFFERED.
TENANT FIND
We charge a Fee of 80% of the first months Rent. No VAT. (Minimum fee of £400.00)
Our Fee includes:
- Initial FREE Rent Appraisal and advice on market value and Landlords legal obligations
- Advice on any refurbishment or improvements required
- Advice on Non Resident Landlord Tax status and registration with HMRC (if applicable)
- Advertising property on our website along with online portals to find a Tenant
- Erect a To Let board at the property in accordance with the Town & Country Planning Act 1990
- Attend viewings of the property with prospective Tenants
- Undertake full profile referencing of prospective Tenants including the Right to Rent check via a third party referencing company.
- Ensure compliance with statutory provisions and letting consents
- Arrange for the necessary Certifications: Gas Safety Certificate, Energy Performance Certificate
- Prepare Assured Shorthold tenancy Agreement and Prescribed Information
- Issuing How To Rent Booklet, Tenants Guide to the DPS and valid EPC and Gas Safety Certificate
- Collect move in funds from Tenant
- Arrange for Standing Order Mandate to Landlords nominated bank account
- Release keys to the property.
- Registering the Tenants Deposit with the Deposit Protection Scheme
We can provide a blank Schedule of Condition / Inventory. If you prefer for a Third Party to prepare the Schedule the costs are dependent on the property type and number of rooms. Please see our Schedule of Condition section below for costs.
FULL MANAGEMENT OF PROPERTY
For our full management service we do not charge a SET UP FEE. We only charge a monthly management fee. No VAT is payable
The charge includes the Provision of a professional third party Schedule of Condition with photographic record, New Tenancy Documentation, Regular interim property inspections with Landlords reports, Annual Rent Reviews & increases, Serving legal Notices, Dealing with Property Maintenance and Repairs throughout the Tenancy.
Our fee includes:
The same itinerary as for Tenant Find Only and Tenant Find with monthly Rent Collection plus:
- Collect Monthly Rents into our Clients Account and within 24 hours of receipt of rent transfer balance after deductions to the Landlords nominated bank account.
- Undertake frequent Property Inspections. At least 2 interim property inspections per year
- The Landlord will receive written Inspection reports with photographic evidence of any issues.
- Manage repairs and maintenance issues, providing at least two estimates from contractors
- Instruct contractors to undertake works and pay contractor Invoices from rents received
- Take all meter readings on day new tenancy commences
- Notify all the relevant service providers, such as Local Authority Council Tax, Gas, Electric, Water.
- Advise on Section 6, Section 21, Section 13 and Section 8 Notices.
- End of Tenancy matters. Deal with Tenants Deposit release and dispute negotiations, if any
ADDITIONAL OPTIONAL FEES AND CHARGES
- No Tenancy renewal Fee applicable.
- Drafting a Permitted Occupier Agreement £49.00.
- Deposit Dispute Assistance Fee £99.00.
- Additional property visits. other than our scheduled inspections. £30.00 per visit
- 1 years Rent Protection, Nil Excess via Let Alliance £220.00 per annum.
- End of Tenancy clean, including internal accommodation, carpets sanitised and oven/hob. Prices depending on size of property starting from £150.00. Please ask for a quotation.
