1. Visiting you at the property and providing you with a rental valuation, based on comparable properties that have Let and the current market along with other advice in regards to letting out your property.
2. Using various methods (Property websites, local newspaper advertising, prospective tenant,s waiting list, to let board etc...) we will source suitable prospective tenant/s for the property and accompany them AT ALL TIMES on viewing available properties.
3. Undertaking the necessary credit checks and full profile referencing through a third party company to, obtain prospective tenant/s references, including the new Right To Rent checks under the Immigration Act which came into force on 1.2.16
4. Draft and prepare the Assured Shorthold tenancy Agreement and arrange the signing and witnessing of the documents by the Tenant/s and Guarantor, if applicable.
5. Collect a deposit which wil be lodged with the Deposit Protection Scheme (DPS) under the Custodial Scheme, in accordance with the current legislation.
6. Appoint a third party Inventory Clerk to prepare a Movings Schedule of Condition and an inventory of the property prior to the Tenant/s moving In. (Free with our Full Management Package)
7. The tenant will have a copy of the Moving In Schedule to go through the schedule and return, with any comments, within 7 days of moving in. If the Tenant does not return the Schedule within the 7 day period we will assume that the Tenant has agreed with the Schedules content.
8. If a Fully Managed property we will deal with notifying the transfer of utility services (gas, water, electric & council tax) in to the new tenant,s name.
9. Receive rental payments on the rent due dates from the tenant and make prompt payment to the Landlords within 24 hours of receipt together with a detailed rent statement. (Rent Collection service or Full Management Package)
10. Carry out an regular inspections of the property. These are usually: 1 month, 3 months and then on a 4 monthly basis throughout the tenancy of the property. Written reports will be forwarded to the Landlord itemising any repairs that need addressing. (Full Management Package)
11. Arrange with you any maintenance or repairs to the property where necessary using our comprehensive list of tried and tested contractors or, alternatively, use a contractor already known to you. (Full Management Package)
12. Maintain contact with the existing tenant and arrange renewals of the agreement as and when necessary.
13. When the tenancy ends, we will arrange for a Move Out Schedule to be undertaken. This will be compared to the Move In Schedule when the tenant,s moved in and any damage or repairs found will be costed out to repair and we will negotiate on behalf of the Landlords regarding the deduction of these costs from the Tenant,s deposit held in the DPS. 14. On receipt of a tenants 1 months Notice we will make arrangements to re-let the property. Ideally oit is our aim to source a suitable Tenant/s who are willing and able to move into the property within a few days of the old tenant/s moving out so that we can minimise any void rent periods to ensure optimum return for the Landlord from his/her property.
